Terms of Service

1. Agreement

These terms govern your use of rewakstudios.com and any stay booked through it. Your booking is a contract between you and ATW Properties, LLC (doing business as Rewak Studios), 3483 Rewak Drive, Fairbanks, AK 99709. Booking a stay means you accept these terms. You must be at least 18 to book.

2. Rates, Taxes & Payment

• The total shown at checkout includes the nightly, weekly, or monthly rate plus applicable taxes and any disclosed fees.
• Stays under 30 nights are subject to the Fairbanks North Star Borough bed tax; stays of 30 nights or more are tax-exempt under Alaska's extended-stay rule.
• Cards are processed by Stripe; ACH bank transfer is processed by CSG Forte and carries no card fee — stays under 30 nights that pay by ACH also receive an additional 1% discount versus the card total. Extended stays are billed in monthly periods, and by booking a long-term stay you authorize the scheduled recurring charges shown at checkout.

3. Check-In & Check-Out

Check-in is at 4:00 PM; check-out is at 11:00 AM. Building entry is by door code (sent approximately 24 hours before check-in) and each room opens with a physical credit-card-style key — key-retrieval instructions are sent before arrival. Early check-in and late check-out are available as options subject to availability. Unapproved late departures may incur additional charges.

4. House Rules

• No pets.
• No smoking anywhere on the property, including inside units and on balconies.
• Only registered guests may stay overnight; daytime visitors are welcome, and additional overnight guests require advance approval and may incur a fee.
• Please be considerate of other guests — quiet hours are 10:00 PM to 8:00 AM.
• Full house rules are included with your check-in instructions.

5. Security Deposit & Damages

A temporary card hold may be taken as a security deposit unless a verified charge must be processed. Credit-card holds are usually released quickly after check-out if the room is left in good condition; debit-card funds may take 5–10 business days after release, since timing is controlled by your card issuer. You are responsible for damage beyond normal wear and tear caused by you or your guests.

7. Liability

To the extent permitted by law, ATW Properties, LLC is not liable for indirect or consequential losses arising from your stay or use of this website, and our total liability is limited to the amount you paid for your booking. Nothing here limits liability that cannot be limited by law.

8. Governing Law

These terms are governed by the laws of the State of Alaska. Disputes will be resolved in the state or federal courts located in Alaska.
